Established in 2003, I.Esma is a pioneering non-profit institution dedicated to advancing the field of asset valuation and estate management in India. As a center of excellence, we provide high-quality, professionally oriented education, research, and training aligned with international standards like IVS and RICS. Our philanthropic mission focuses on building public trust in the valuation profession through ethical practices, comprehensive courses, and community support.

In the early 2000s, amid economic challenges like value ballooning and undervaluation in India’s housing sector, a visionary group recognized the urgent need for standardized education in asset valuation. This led to the establishment of the Institution of Estate Managers & Appraisers (I.Esma) in Kolkata under the West Bengal Societies Registration Act, 1961.

Registered as a non-profit society, I.Esma became one of the first professional institutions in India to offer specialized training in valuation and estate management, starting from short 2-hour sessions to comprehensive 2-year programs. By 2003, we commenced teaching, and in 2004, we expanded to include seminars and allied subjects.

Over the years, I.Esma has forged strong ties with central and state governments, banks, and the Indian Banks’ Association (IBA), serving as a recognized pool of professional valuers. In a significant milestone, I.Esma’s RVO Estate Managers & Appraisers Foundation was recognized by the Insolvency and Bankruptcy Board of India (IBBI) under the Companies (Registered Valuers and Valuation) Rules, 2017, and stands as the 1st RVO in the country as listed by IBBI.

Today, with over two decades of resilience, I.Esma continues to promote sustainable growth, expertise in emerging factors like obsolescence, environmental issues, and ESG considerations, while maintaining a close touch with governmental bodies and the professional community.

To foster a sophisticated, multi-disciplinary approach to valuation and estate management by imparting education that complies with the latest international standards. We aim to assist governments, financial institutions, and the public in maintaining high standards of asset appraisal, while promoting ethical conduct and public trust in the profession.

Our Objectives

  • Assist and Guide Stakeholders

    To support the general public, government, and semi-government bodies in all types of appraisal, valuation, and estate management matters.

  • Impart Education and Training

    To teach, encourage, and arrange training, workshops, and seminars on property appraisal and estate management, including courses from 2 hours to 2 years.

  • Enforce Ethical Standards

    To lay down and enforce a code of conduct for member valuers, ensuring professional ethics and compliance with international standards.

  • Conduct Examinations and Certifications

    To hold examinations on valuation and estate management, granting diplomas, certificates, fellowships, or memberships based on experience and qualifications.

  • Maintain Standards

    To help government and the public uphold the standard of valuation of properties and real estate management.

  • Grant Memberships

    To offer memberships in various categories as deemed suitable by the council, maintaining a directory of certified professionals.

  • Promote Interests

    To advance the interests of members and the nation through networking, job opportunities, and industry linkages.

  • Publish and Resource

    To publish magazines, periodicals, and books on relevant subjects; establish and maintain libraries and a real estate databank.

  • Incidental Actions

    To undertake all acts, deeds, and matters incidental or conducive to the above objectives.
