”When value ballooning and undervaluation started creating disaster in economy, when the housing societies started stepping in the major cities of India, in early 2000 a group started thinking that there are no alternatives than to impart proper education on valuation at the base level.
To assist Government and general people in maintaining the standard of valuation of asset, to impart, encourage and arrange training, workshop and seminar on valuation of assets and estate management, I.Esma was established under West Bengal Societies Registration Act, 1961. In 2003, it was probably the first professional institution of its type in India to commence teaching from 2 hours to 2 years in the field of valuation and estate management.
The motive was philanthropic and non-profit to foster sustainable growth and expertise in the relevant sectors. It has a close touch with Central and State Government as a professional educational institution, who keeps its membership. This professional organization is also known for its expert service, grants its membership and keeps list as a pool of professional valuers in different categories. I.Esma also lays down and enforces a code of conduct for valuers who are its members. Indian Banks' Association (IBA) also recognizes I.Esma as a professional organization of valuers.
The discipline of Valuation is emerging as a sophisticated, multi faceted, multi disciplinary exercise and a much- needed expertise in the field.
The newer factors of obsolescence , environmental issues, depleting sources of materials – all these considerations have rendered the estimate of pricing a difficult process in the realm of valuation. Today we know that valuation of Real Estate is affected by number of factors which can be broadly classified into four groups. Social Aspects, Economic Aspects, Legal Aspects and Technical Aspects. I.Esma, in imparting education, covers all the facets complying with relevant latest internationally accepted standards in valuation. These courses are also acknowledged and recognised by different Governmental Bodies and banks as one of the professional bodies in India who teaches valuation in different categories from 2 hours Continuous Education Program to professional course for 6 months. Certificates on completion is conferred, which may be used to practice. Estate Management is also added in the certificate course to cater a particular need of multiple tenement to housing societies or apartment owners. I.Esma is competent enough to impart optimal comprehensive courses on Appreciation/Review on Valuation which is very much effective for direct benefit of Bankers / Financial Institutions.
